Only need help with 1 1/2 Months rent....Tennant left did not pay bills for last 4 months. I paid all of it and now a little behind

Just need help with 1 1/2 month's rent. Downstairs tennant left did not pay portion of bills or rent for several months. We kept up as long as we could and if we could get 1 1/2 months of rent we would be fine in several weeks.
